Why
should I buy in the Costa del Sol?

Spain, and in particular the Costa del
Sol, is a very established market with an infrastructure
that supports the development. Around 53 million tourists
came to Spain last year and of those, around 11 million
arrived via Malaga Airport. There is an abundance of
activities which the climate and the lifestyle allow,
making it a favourite of many Europeans as well as those
from the UK. But don't take my word for it, take a look
at the opinion of What Investment magazine: "The
property market in the Costa del Sol has longevity,
reliability, infrastructure, stability, familiarity,
popularity and of course
Rioja and tapas
and nice beaches and the Sierra Nevada and Rhonda and
the golf courses and the year-round climate and
sailing and polo and mountain-biking and Quad biking,
not to mention low mortgage rates and cheap flights
from numerous regional airports. And, on top of all
that, as a buy-to-let investment opportunity, certain
parts of Spain still stack-up brilliantly against the
competition. This is especially true on the Costa del
Sol. Properties in the areas southwest of Marbella
are experiencing strong capital growth". What

How
can I be sure that my purchase will be safe?

Once you have established that you actually
want to buy a property, we will gladly assist you. It
is a matter of identifying what is right for you through
discussion and "seeing it for real". Then
when you have chosen your ideal property, our support
with all the professional services required, is at your
service. Your Lawyer will advise you on all legal
matters regarding your purchase such as whether the
property has all the required licenses, what costs are
involved etc. If you require finance we can also assist
you with that. The fact is that we can assist you with
all, or as many, services as you are comfortable with,
but one thing is for sure, you can depend on us to assist
you with every stage from our initial discussions right
through to helping you rent out your property if you
wish to do that.
When you have decided which property you would like
to buy then a reservation of usually €6000 is required
to take the property off the market. This can be paid
direct to the developer which means the property will
be taken off the market there and then or you can pay
the reservation through your Lawyer which will mean
that the developer will keep the property on the market
until they receive the reservation fee in their account.
All further monies for stage payments should be paid
through your Lawyer which will be held in a Client Account
ready to pay the developer on the due date.

What
climate can I expect in Spain?

There are 3 differing zones,
-Coastal,
-Inland Lowland and
-Inland Highland.
Coastal summers are hot around 35°C during the day
and down to around 18°C in the evening, whereas
in winter the days are sunny and clear around 20°C
falling to around 12°C overnight.
Inland Lowland places like Seville and Cordoba can reach
45°C during the Summer months, dropping to around
18°C overnight and during the winter the daily highs
are around 20°C falling to around 10°C at night.
On the contrary, in Inland Highland areas, like Granada
and Sierra Nevada, the burning power of the sun is deceptive
with temperatures around 30°C in the summer and
nightly lows of 8°C. In winter, daily highs of around
20°C are pleasant but at night, be warned that it
can hit freezing point!
As a general rule of thumb "It's usually sunny
in Southern Spain"

Will
I need a Bank account if I own property in Spain?

Yes, you will and it makes a lot
of sense. You can pay utilities; some have excellent
banking on-line, and pay interest on in credit current
accounts. It is a relatively easy task to open one.

How
do I transfer money to Spain?

Well you have at least 2 options.
The best option is to use a dedicated currency transfer
company that use live market rates. Because this
is their sole business, it WILL be a lot cheaper
and more convenient for you. The whole process will
be explained and the different choices you will have
might surprise you. We recommend Global Currency Exchange
Network. You can go straight there via this link
Alternatively, go to your UK bank and ask for their
Foreign Exchange Service - but beware, this WILL
cost you more than you might expect.

What
medical facilities are there if I fall ill whilst in
Spain?

Along the coastal regions there are more
"Farmacias", chemist shops, than you
can count and all have very well trained staff to assist.
For more serious situations, most local doctors surgeries
speak English and the Hospitals are very well
equipped with English speaking medical staff. For those
needing to stay for longer periods of time, there are
numerous private health schemes and one of those
is a medical service called "Helicopteros Sanitarios"
which is, in effect, flying doctors. Once you join the
service for an annual fee, then they are on call 24/7
to attend you at home, on the golf course, at the beach,
in the shopping mall or wherever you need assistance.
