Thousands of investors have bought UK Buy To Let property over
the last 10 years. It has proved an excellent decision, with
a period of low interest rates, shortage of new builds and
a stable economy. However, the market has changed, new investors
are buying at the top end of the cycle, interest rates are
rising, repossessions are rising rapidly, first time buyers
are priced out of the market and either the growth will stagnate,
or there will be a rapid correction.
The clever investors have started the new trend of FLY TO LET, seeking out new opportunities in other countries around the world, in particular within the eastern sector of Europe, where infrastructure spend, forecast GDP and local wealth are all enjoying long term growth trends. The entry levels are significantly lower than for the UK and whilst this remains, opportunities exist. |
There are a few basic rules to follow in Fly-To-Let:
- Focus on capital cities, when seeking long term lets.
- Ensure the mortgage rates and loan to value criteria are favourable.
- Ensure sufficient rental demand in the area.
- Always use a local lawyer, familiar with the rules of that location.
- Make sure the property is within easy access of the commercial centres.
- Ensure the build specification is sufficient to attract the tenants.
Spain has enjoyed a property boom over recent years and thankfully
this has come to an end. Generally, prices have stabilised,
in some places they have fallen and in more popular locations,
they have risen, but at a slower and more sustainable rate.
